    The price per sq m would usually depend on the following points:

    1.Accessibility [ROAD RIGHT OF WAY]
    2.Whether the lot is titled or not
    3.Whether it has an approved subdivision plan

    If the answer is in the negative then the price of the property should not go beyond P500/SQ.M. But the thing here is that you still have to shell out some cash to accomplish all the above-things or you may compel the owner to accomplish the same...If you should be the one to do all the stuff then acquire the property at a very low price.

    If the answer is the opposite then the price may be a bit expensive which would usually start at P500/sq. m. You may opt to acquire a clean [everything is in order] property although not EXPANSIVE..and just expand by entering into a FORESHORE LEASE with the DENR this way you will have free use of the seashore and a portion of the sea.

    There are a lot of prime beach front properties in Biliran all you have to do is patience in scouring for one...dnt forget to haggle more so when you are the one paying the Capital Gains Tax.

    are you really interested in buying a lot here in biliran? May ada ako lote ha may Pinamihagan area, it has ample water supply and may beach front pa. May title and updated ang taxes.

    Just let me know if your interested so we can go there for an occular visit.
